1. Development appraisal
Assume that you are a surveying consultant advising a regeneration developer client who
you know has a strong green/sustainable ethos and track record of innovative mixed-use
development about a 1ha site in a hypothetical English midlands city centre that they
purchased several years ago. Half of the site has been demolished and is currently used
as a temporary surface car park and the remainder of the site contains a number of
existing offices and apartments above retail units some of which you suspect date back to
the early 1900’s. They now want to move forward with a redevelopment and/or
refurbishment and want your advice.
You are to prepare a briefing note (2000 max words excluding any references, tables and
appendices) explaining how you would approach this task outlining the issues you would
consider and why, the data sources you would use and explain any specialist advice you
would need to commission.
As a minimum consider site specific, planning including key masterplanning and design
principles , environmental, commercial and financial issues as well as any practical advice
concerning the way forward. Your client requires a concise briefing note (include sub-
headings/bullet points etc) NOT an essay.
2. Project Management
Please prepare a short briefing note (1000-word max) reflecting upon your first year
group work experiences (Surveying Skills/PABS etc) explaining how you would organise
and project manage the delivery of the appraisal task above including ways to resolve any
conflicts, lack of progress, engagement etc. Use the lectures and background reading to
assist you.

3. Residual appraisal
The third section that must be appended to the Report is to contain a Residual Appraisal
(Valuation) for a hypothetical site in Nottingham City Centre – see Appendix.
You must complete and submit a Table of Comparables and the Excel Spreadsheet using
the template contained in the brief as well as any explanatory assumptions and
justifications. Section 3 does not count towards your word count.
By successfully completing these elements in your submission, you will achieve Module

This coursework submission has a maximum word count of 3,000 words plus or minus
10%. The coursework must not extend beyond the word range above. Work beyond this
word range will not be graded. The word limit excludes tables, figures, footnotes,
bibliography and a list of references. The word count does not include the Appendices,

however; information within the Appendices should be in support of the main body and not
contain new explanation/content. Any new content that belongs within the main body of the
report will not be marked.
